Some items (rent, signed applications, etc.) can be hand delivered to our UPS drop box.

What is your application fee?

$50 for each individual applying.

For example a married couple would be $80 or 3 roommates would be $120 total. Each person must complete a separate application and pay the $40 fee.

Are any of your homes for sale?

None of our homes are for sale, we only handle rental homes. Most of our properties are owned by investors that are not interested in selling their property.

Do you handle lease purchase homes?

We do not handle lease purchase homes. All of our homes are strictly for rent.

How do I make an offer or negotiate improvements before applying for a property?

We suggest that you apply for the property and put all of your thoughts under the 'comments' section of the application or on another piece of paper. Our experience is that putting the requests in writing will help reduce misinterpretation of your needs when your application is presented to the owner for consideration. Your comments do not mean your request(s) have been accepted, nor is it a legally binding contract.

How do I make an appointment to view a property?

We ask that you drive by the property first to get a feel for the area and see if the neighborhood is right for you. We like to do this first before imposing on current tenants that may occupy the home.

Can I put money down to hold a property while applying for it?

No, we cannot accept any money until you are approved for the property. The security deposit is usually due within 48 hours of acceptance.

What are the qualifications for renting?

The qualifications are not the same for each home, since they are owned by different investors and each has his or her own expectations; however by, by law our properties are offered for lease without regard to race, color, religion, handicap, family status, or national origin of any prospective tenant.

When can I expect a return phone call if I leave a message?

Your messages and phone calls are very important to us! We are not always able to answer the phone, but if you leave a message your call will be returned as soon as possible.

How long does it take to get an application approved?

The application process typically takes 1 - 3 business days from when we receive your completed application.

How do I apply for one of your homes?

If you are interested in an available property and would like to fill out a rental application, please visit the properties detail page under Rental Properties and click on the "APPLY NOW" button.

To complete the application process do not forget to attach a copy of your driver’s license and recent pay stub (if self-employed attach the first 2 pages of the last 2 years tax returns) or send separately to jbeaver@stlleasing.com or fax to 636-926-7262.
